Arche Company is currently a leader in the revitalization of historic properties, where it operates hotels. It already has 20 hotels in its portfolio. Most of them operate under the investment System Arche, registered with the Patent Office in March 2022. This is an original investment system for non-residential units in hotel buildings. The business mechanism of System Arche has been developed over the course of several dozen years together with our investors. Many of our clients are owners of hotel rooms in various Arche hotels. Purchasing a non-residential unit (a hotel room) is an excellent alternative to buying an apartment or a rental services unit.Arche builds, sells, and manages all the hotels.How does System Arche® work?The client decides to purchase a non-residential unit, a hotel room, and signs a preliminary agreement together with a lease agreement, which is an integral part of the preliminary agreement and, ultimately, will be attached to the final agreement. The price the client pays is the price of the finished and furnished room. During the construction phase, while the preliminary agreement is in effect, the client has the right to withdraw from the agreement or redirect the funds to another Arche investment. In the meantime, Arche recruits a director; in turn, the director recruits a team so that when the hotel opens, operations can start at full speed. Near the end of construction, they arrange conferences, training sessions, and events for future dates. When construction is nearing completion, the property obtains a building-use permit; the lease agreement comes into effect, defining the terms for generating profits from the hotel. In the month following the 61 days after the building-use permit, the investor receives their first monthly profit. The client earns profit from the hotel’s entire operating activity. This is very important, because we have not found a second such solution on the market. The room might never be rented, and yet at the end of the month the client still receives profit from the hotel’s actual revenues. Of course, it can also happen that the hotel earns nothing in a given month, so the investor would also receive no compensation. However, on a yearly basis, it cannot be less than 5% calculated from the net price of the unit the investor purchased. There is no upper limit. If the hotel earns, for example, 7.8% or 14%, the client will receive that same percentage as well. If the hotel earns less, the client will still be topped up to 5%. In such a case, Arche adds to the client’s minimum annual remuneration. Apart from the difficult Covid period, we have not recorded any such situation.Why is it worth it?
